Blue Crane is seeking a skilled, highly motivated and entrepreneurial individual to join the team as an Assistant Commercial Property Manager.
About the Position
Youll join a top-notch team and oversee all aspects of the management of the property and ensures the efficient operation and maximum profitability by controlling operational costs and maximizing revenues, while maintaining the property in a highly marketable condition.
What you will do
Responsibilities
Provides overall management, supervision and leadership to ensure proper functioning of building operations including building systems, security, janitorial, mechanical, landscaping and parking
Provides excellent customer service, through prompt tenant follow up and conflict resolution
Demonstrates initiative in recognizing needs of the building and tenants, impacting tenant retention
Acts as an assistant to the Senior Commercial Property Manager, and assists with various tasks and projects as assigned
Oversees leasing for assigned properties to include marketing, sourcing leads, and social media activity
Assist in the preparation of the annual operating, capital expenditures, budget, CAM estimates and reconciliations; monthly financial reports
Manages the overall administration and accounting functions associated to property management such as: accounts payable, accounts receivable, invoice coding, rent rolls, lease administration, certificates of insurance, utility billing, etc.
Ability to draft, negotiate, and analyze complex lease terms
Tracks and manages leasing traction for all properties within assigned portfolio
Supervises and oversees janitorial and landscaping vendors
Assists in managing the administrative functions of capital and tenant improvement process

Qualifications required for your success
Minimum 2 years experience as a Commercial Property Manager (Non-Residential)
Thorough understanding of finance/accounting principles/budget comparisons with strong financial analysis skills
Have a strong emphasis on lease administration, organization and data entry
Quick learner who enjoys a fast-paced environment, with an entrepreneurial spirit; highly self-motivated
Solid computer proficiency including Excel and Word
Mechanical aptitude to understand building plant mechanical operations.
Minimum 1-year supervisory experience and ability to coach and train subordinates
Strong communication and interpersonal skills
Ability to multi-task, switch gears and work independently with a keen eye for detail, staying focused and meeting deadlines
Strong critical thinking ability with excellent written and verbal communication skills
A sharp, professional appearance
Must have a positive, can do attitude and be coachable
Yardi Voyager experience desired
Must have reliable transportation and valid Drivers License
