The Commercial Property Manager oversees all aspects of the management of the property and ensures the efficient operation and maximum profitability by controlling operational costs and maximizing revenues, while maintaining the property in a highly marketable condition.
Provides overall management, supervision and leadership to ensure proper functioning of building operations including building systems, security, janitorial, mechanical, landscaping and parking
Provides excellent customer service, through prompt tenant follow up and conflict resolution
Demonstrates initiative in recognizing needs of the building and tenants, impacting tenant retention
Prepares annual operating, capital expenditures, budget, CAM estimates and reconciliations, monthly financial reports
Manages the overall administration and accounting functions associated to property management such as: accounts payable, accounts receivable, rent rolls, lease administration, tenant collections, certificates of insurance, etc.
Ability to draft, negotiate, and analyze complex lease terms. Tracks and manages leasing traction for all tenant spaces on the site
Manages vendor relationships and expectations for the property, to maintain curb appeal and tenant and customer satisfaction
Must have proven experience in marketing, communications, and event planning
Must be able to work late evenings, and occasional weekends for events

Minimum 5 years experience as a Commercial Property Manager (Non-Residential)
Thorough understanding of finance/accounting principles/budget comparisons with strong financial analysis skills.
Solid computer proficiency including Excel and Word
Mechanical aptitude to understand building plant mechanical operations
Strong communication and interpersonal skills. The ideal candidate is a people person, and has an ability to relate to people of various backgrounds with diplomacy and professionalism
Ability to multi-task and work independently with a keen eye for detail, staying focused and meeting deadlines
Strong critical thinking ability
A sharp professional appearance
Must have a positive attitude and be coachable
Excellent written and verbal English communication skills
Yardi Voyager (property management/accounting system) desired
Must have reliable transportation and valid Arkansas Drivers License
One (1) year proven successful social media marketing, event planning experience preferred
Two (2) years of commercial restaurant tenant management experience preferred
