Runway is seeking a skilled, highly motivated and entrepreneurial individual to join the team as a Director of Outdoor Recreation Projects. The ideal teammate will have the demonstrated ability to work as their owner’s representative on commercial and recreational projects in Northwest Arkansas. The qualified candidate should have a minimum of 8+ years documented experience as an owner’s representative, civil engineer, landscape architect or architectural designer. Knowledge and experience with leading projects, tracking deliverables, and managing all aspects of a project from inception to completion is required. Knowledge of outdoor design is preferred.
What you will do
Responsibilities
Management and Coordination
Supervise the Outdoor Recreation Project Manager who is responsible for construction management and administration including the management of all project budgets, commitments, invoices, change orders, project closeout, etc.
Provide monthly updates to ownership
Seek feedback intermittently when required
Maintain strong working relationships with philanthropic partners
Design
Initiate new project ideas and seek out opportunities for unique park and greenspace development
Work with owners to develop scope and vision for the project
Identify and assemble project team, and overall project management
Provide thought leadership with designs for projects for anything from outdoor recreational projects to culinary or educational endeavors
Hire and supervise creative consultants for the design phase of the project
Construction
Conduct regular communications with the project team and make regular follow-up site visits as needed to ensure that the project is progressing according to the approved project plans
Coordinate with the Construction Manager/Owners Rep on the job site. That individual is responsible for managing communications between owners and the team on the job site
Review the project for all long lead-time items and cause such items to be expedited and coordinate the ordering and delivery of such materials with the General Contractor and subcontractors
Prepare, distribute and present of a series of documents to track and report progress against the Project Budget and Schedule as well as and scope changes
Ensure that construction and design stay true to the approved scope of work stays within the requirements of the approved project budget, and that the project stays within the approved overall project timelines
Project Close-Out
Ensure all commissioning activities are completed and turned over to Operations
Ensure that the Architect has issued a Notice of Substantial Completion including a comprehensive list of work yet to be completed (“punch lists”)
Ensure all warranties, operating manuals; certificates of completion and as-built drawings have been delivered to Operations
Close out all construction activity including final payment to the contractors
Coordinate the transfer of property ownership to the managing and operating partner

Qualifications required for your success
8+ years of landscaping architecture, civil engineering, architectural design, or similar experience
Experience leading complex projects, tracking deliverables, and managing all aspects of projects from inception to completion
Ability to think creatively and strategically to meet the goals and needs of the owners
Concept to completion project management skills and experience
Excellent written and verbal communication skills
Ability to collaborate with internal departments and work among various teams and projects
Strong quantitative, problem solving and time management skills
Ability to present creative solutions and innovative design ideas to owners
Ability to generate design ideas and create idea boards and story boards for owner consideration
Proficient in creating development schedules, budgets, and overall project management
Proficient knowledge of the commercial construction process and field construction
Experience in managing the design and construction of parks, trails, and other outdoor projects
