Blue Crane, a development and real estate company headquartered in Bentonville, Arkansas, is seeking a skilled, highly motivated and entrepreneurial individual to join the team as Manager of Property Management. The ideal candidate will have a strong background in commercial property management as well as team leadership.
What you will do
Help lead the Property Management team toward its mission to achieve optimum asset performance, while providing best-in-class customer service to our partners and community.
Specific Job Responsibilities
Manage a diverse portfolio of real estate assets including office, retail, hospitality, mixed use, single- and multi-family residential, and land.
Oversee the annual property budgeting and CAM reconciliations processes in close coordination with multiple internal stakeholders.
Partner closely with Asset Management to actively pursue the overall strategic business plan.
Assist the Acquisition, Investment, Leasing and Development teams by providing insight on pro forma assumptions due diligence items.
Lead the review and presentation of property performance vs. budget. Help identify areas for improvement.
Maintain database integrity for all property management data by emphasizing attention to detail.
Coordinate and negotiate with service providers and constantly evaluate opportunities to reduce/improve operating expenses and build relationships with community partners.
Recruit, train, and help scale the Property Management team
Conduct property inspections on a routine basis to identify risks or needs of the asset.
Manage tenant relationships to ensure positive tenant engagement and retention.
Manage tenant rent and CAM collections and delinquency process.
Share best practices and lessons learned with inter-departmental team members and help encourage productive communication across the organization.
